We will start by reviewing zoning laws, building codes, and the current condition of your property. This step gathers information to determine if the project is viable. We will share what we find, allowing you to decide whether to proceed to the design phase. Although it's easy to rush into design, we aim to prevent clients from wasting time and money on impractical projects.

Based on what we learned in the feasibility study, we will create and discuss design ideas that fit your goals and budget. We start with sketches and gradually move to detailed drawings. We can also provide 3D visuals for a better view of the space. At the end of this phase, we will present initial drawings that you can take to builders for budget estimates. If the estimates are too high, we will work with you to adjust the design to lower costs.

After we finalize a design that fits your needs and budget, we will create a detailed set of construction documents. These documents guide the building process for your project. They are specific to your project but usually include drawings such as demo plans, floor plans, ceiling plans, elevations, sections, detail drawings, and schedules. The number of drawings depends on the project's size and complexity; larger or more complex projects will require more detailed sets, which can take longer to prepare. Keep in mind, thorough drawings help save time and money during construction!

With detailed construction documents, we can help get competitive bids for a construction contract. We review plans and make revisions to meet planning or zoning rules for building permits. While we aim to minimize changes during construction to save you money, we can still provide drawing updates and change orders. We can also schedule site visits and a final walk-through.

Not every project requires complete Residential Design services from start to finish. You might just need a second opinion or some advice. Many projects mix various types and can be phased separately. We might redo a bathroom and update the inside now, then later plan for an addition and outside improvements when possible.
